Do you know that thing in the basement that makes your water warm? Its a water heater and they are an important component to your home. Many people ask how long they can expect their water heater to last. Typically in Denver a water Heater will last 6-12 years (according to InterNachi) in a typical household. Extending this number by 5-10 years is very possible but it takes a regiment of maintenance that you the homeowner can take care of. Its easy really:
Once or twice a year do two things:
* Check with your manufacturers instructions for more details.
This was a new one. A water heater was making a somewhat rhythmic clicking that I thought was rodents or woodpeckers or expansion/contraction?? After doing a little research I found that they do this noise when sediment is present at the bottom of the tank. Sure enough after draining half the tank from the tank drain the noise subsided.
I advise all of my clients to drain these twice a year and test the TPR valve about the same frequency.

It has been a few months now but I have not shared the big news. As of May 2013 I am now on the Lakewood Board of Appeals. After a surprisingly in depth interview with City Council, they chose yours truly to serve a three year term on the board. The semi-judicial body decides on code related nuances when an appeal by an architect or builder or owner is filed.
Its official! I’m kinda a big deal!

Great page showing how bad it can really be. I have only come across mild mishaps in comparison. I think it shows how great Denver really is!!
